Your tenants
Their home, lease, payments, documents and safety certificates — and one place to report a repair.
For UK HMO operators · 5–25 houses, 30–150 rooms
Across your HMOs, every repair reaches the right person at the right time — your team or a contractor you trust — so you choose how to spend your week.

That's your time going to chasing, not choosing.
How it works
Named for the family table it protects. Start with one repair to see how it works — then see how the same five steps run your whole portfolio.
Tenant + AI
Your tenant reports the problem with photos from their portal. AI suggests the urgency, category and likely cost — you can change any of it.
You
Hand it to someone on your team — you can see who's busy — or to a contractor you already trust. They quote from their own workspace.
You
Approve the cost and keep every job on its deadline. Jobs that run past their deadline are flagged.
Contractor
The contractor uploads before and after photos. Every step is dated, so you always have a record of what was done and when.
You
The repair is closed and the record is kept. Your time, your choice: family, friends, or your next property.
Your tenants, the AI and your contractors do the legwork. You make the decisions — and the record keeps itself.
Everyone in one place
Tenants report and follow repairs themselves. Contractors see only the jobs you assign. You see everything — and only step in when a decision is yours.

Their home, lease, payments, documents and safety certificates — and one place to report a repair.

Only the decisions that need you, already sorted. See who's busy and hand work to the right person without a phone call.

The trades you already use see the jobs you assign, send quotes and upload before-and-after photos.
Bring the contractors you already trust — no marketplace, no new suppliers.

What's inside
The same records power your review, the tenant portal and your contractors' job list — so nobody works from an old copy.
Invite tenants by email with the lease terms filled in. They accept, and get their own portal.
The TABLE flow: tenant report with photos, AI-suggested urgency, your team or contractor, your approval, deadlines tracked, dated photo evidence.
Rent schedules, recorded receipts, a payment ledger and an overdue view, with reminders to tenants in their portal.
Online rent collection is not part of early access.Upload a certificate and AI reads the expiry date for you to check. EPC details come from the official register. Reminders go out by email from 90 days before expiry.
Tracks dates and evidence. You remain responsible for compliance; this is not legal advice.Upload leases, certificates and invoices. Ask questions in plain English and check the answer against the source file.
Each repair has its own tenant thread and its own contractor thread. Tenants never see what you discuss with contractors.

Founder & engineer
Who you'll work with
EasyEstate Manager is founder-led. I set up every early-access portfolio with you — houses, rooms, tenants, contractors and certificates — and you call me, not a ticket queue.
The app sorts the noise before it reaches you, so you only make the few decisions that need you, with everything already in front of you.
The early-access offer
Your houses set up with the founder, every repair going to the right person at the right time, and your time back in your hands.
Bonus: a certificate audit during setup — for every house, what’s recorded, what’s missing and what expires in the next 90 days.
Our reminder promise: if a certificate you've recorded in EasyEstate expires without us emailing you at least 7 days before, that month is free.
Pricing is shared on the call, before you decide to activate. Applying is free.
HMO operators in the UK running about 5–25 houses (30–150 rooms) with their own small team or VA, and self-managing landlords of a similar size. If you have 1–5 properties, a spreadsheet is probably still enough.
Both are established tools, and we'd encourage you to compare. EasyEstate is built around repairs run by your own people: you see who on your team is busy before you assign a job, late jobs are flagged, and every job closes with dated photo evidence. Setup with the founder is included, and certificates come across when you switch. Book a call and we'll walk through it on your own houses.
Awaab's Law for private rentals is still at consultation (it closes on 18 December 2026) and no rules have been made, so no software can claim to comply with it yet. What EasyEstate does today is record when each repair was reported, assigned and completed, with photos — the kind of record the proposed timescales would ask you to keep.
You invite them. Tenants get a portal to report repairs, see their lease, payments and documents. Contractors get a workspace for the jobs you assign. Each repair keeps a separate tenant thread and contractor thread, so everyone sees only what they should.
First invitations go out from 15 November 2026, then on a rolling basis. The fastest route is the fit quiz or a call with Arthur.
If a certificate you've recorded expires without EasyEstate emailing you at least 7 days before, that month is free. We'd rather put our money where our reminders are.
No. AI features run on Google Vertex AI in UK and EU regions, and your data is not used to train public models. Each account is isolated with row-level security in the database.
It's an estimate from your own numbers and the assumptions shown under it, which you can change. No independent data on HMO admin time exists yet, so we'll measure it with our first customers and publish what we find.
Online rent collection and contractor payments, integrated e-signing, legal notice generation and a contractor marketplace. Compliance tracking helps you organise evidence; it isn't legal advice.
Applying and the call are free and need no payment details. Pricing is shared before you decide to activate.
